A New Destination Brings Aspen to Another Level

The area around Aspen’s historic Lift One, the original gateway to the west side of Aspen Mountain, is entering an inspired new chapter. Here, at the heart of this storied mountain town, Chalet Alpina is rising as a luxury residential destination, driven by five-star hospitality resort amenities and a full-service members’ club with coveted ski-in, ski-out privileges.

Geared for today’s contemporary, year-round mountain lifestyle, Chalet Alpina is a place that invites gathering and après culture. It’s a rare opportunity for home ownership in a central Aspen location, a short walk from the downtown’s extraordinary dining, shopping, and cultural offerings. With a limited collection of 32 full-service residences that ensure privacy and security, there are 26 Resort Residences earmarked for shared ownership, with two-, three-, and four-bedroom floorplans, each thoughtfully curated for flexible, hospitality-led living. A limited collection of six residences are whole-ownership and ultra-high-end Mountain Homes.

Shaped by a European alpine sensibility, Chalet Alpina builds on the legacy of Aspen’s original skier’s chalet to keep the town’s early ski culture at the forefront. “This project sits on storied ground, and we felt a responsibility to honor that history while bringing a fresh and elevated perspective,” says Jason Grosfeld, chairman and CEO of Irongate Group, a lifestyle-driven real estate company based in Los Angeles that is collaborating on the project with Aspen’s privately held HayMax investment group. “The architecture, textures, and social spaces are all crafted to rekindle the warmth and energy that made this slope a gathering place for generations. With the introduction of true ski-in, ski-out access at Lift One, an amenity created for our homeowners, our members, and the wider Aspen community, Chalet Alpina becomes not only a new chapter for the mountain but a respectful continuation of its enduring story.”

“The inspiration behind the design of Chalet Alpina takes cues from Aspen’s history, blending the classic ski destination aesthetic with thoughtful details that bring a sense of luxury, comfort, fun, and tradition,” says Martin Brudnizki, whose eponymous studio—acclaimed for Annabel’s in London—was responsible for the destination’s design.

Of the Resort Residence interiors, he notes, “Each space will flow into the next, with a quiet rhythm and a sense of narrative. By layering soft forms, inviting textures, and colors drawn from the surrounding landscape, the interiors will feel immersive and transportive—as though the guests and residents have stepped into a beautifully told story.”

All homeowners will enjoy access to Chalet Alpina’s resort amenities—including a rooftop pool with views of Aspen Mountain, a wellness-focused fitness space with a dedicated recovery area, and a refined lobby bar inspired by alpine social culture. Residents also receive an invitation to membership to Chalet Alpina, which provides access to Aspen’s best, while offering five distinct private venues and a curated calendar of events and bespoke services.

In addition to the space itself, members will enjoy the elevated ski concierge experience—with day-to-night service that goes far beyond gear preparation, including arranging private instructors, securing lift access, managing on-mountain logistics, and ensuring skis are tuned, boots are warmed, and gear is waiting at the Alpine Outfitter. Après-ski relaxation unfolds on a private terrace overlooking Lift One. After dark, each venue reveals its own character—the Supper Club with live performances and a vibrant dinner scene, and the Omakase Speakeasy, an intimate hideaway that transports members straight to Tokyo.

Chalet Alpina will also offer two public dining spots, including a steakhouse housed inside Aspen’s historic skier’s chalet—an iconic landmark from the town’s early days. A second chalet will be renovated as the Aspen Ski History Museum.

“In designing Chalet Alpina,” says Grosfeld, “we were inspired by the remarkable evolution of Aspen itself, from its early mining days to the thrill of the legendary ski races that once animated Lift One.”

Prices for the shared-ownership Resort Residences begin at less than $3 million; the Mountain Homes are offered from mid-$30 million.
