SanRaj acquires three Accor-branded hotels in the UK from Ares and EQ
Indian conglomerate SanRaj Group, through its international hospitality platform Clearsense Ventures, has acquired a portfolio of three Accor-branded hotels (478 rooms) in the UK from global investment manager Ares Management and pan-European hotel investor and operator EQ Group. The portfolio includes the four-star, 196-room Novotel Leeds Centre, the four-star, 141-room Novotel Glasgow Centre and the three-star, 141-room Ibis Glasgow City Centre – Sauchiehall St. All three hotels are managed by EQ Group and will continue to trade under their existing Accor brands. Ares and EQ acquired the hotels in 2024 as part of a 21-property portfolio purchased from Landsec for £400 million.
Arrow Global acquires Browns Sports Resort in Vilamoura, Portugal
Funds managed by Arrow Global Portugal, a subsidiary of British asset management company Arrow Global, have acquired the four-star, 53-room Browns Sports Resort in Vilamoura, Portugal. Situated in the Algarve region of southern Portugal, the resort covers 53,000 sqm, making it one of the largest sports tourism resorts in the area in terms of site area. In addition to its 53 one-bedroom, two-bedroom and three-bedroom units, it includes a restaurant and bar, a health club, and a range of training facilities suitable for professional sports teams. Arrow Global also owns five golf courses in Vilamoura, along with several other hotels in the same region, including the five-star, 176-room Hilton Vilamoura.
Remake Asset Management acquires Hotel NH Parma in Italy
French asset management company Remake Asset Management, on behalf of its Remake Live real estate investment trust (SCPI), has acquired the four-star, 120-room Hotel NH Parma in Italy for €16.3 million (€135,800 per room), generating a reported net yield of 7%. The property is situated opposite the main train station in central Parma, a city of some 200,000 people located halfway between Milan and Bologna. The hotel includes a restaurant, bar and eight meeting rooms. It is operated by NH Hotels Italia, a subsidiary of Minor Hotels. NH has operated the hotel under a lease since its opening, and renewed its tenancy at the end of 2023 for a further nine years, providing a remaining WALB of 6.1 years at acquisition.
Sofidy acquires Hotel Salou Sunset in Tarragona Spain from Sixth Street Partners
SCPI Sofidy Europe Invest, a real estate investment vehicle managed by French real-estate firm Sofidy, has acquired the three-star, 175-room Hotel Salou Sunset by Pierre & Vacances in Tarragona, Spain, from American alternative investment manager Sixth Street Partners, for an amount reported to be €13.6 million (€77,700 per room). The hotel includes a swimming pool and is situated close to the beach in the coastal province of Tarragona, around 100 kms south-west of Barcelona. French operator Pierre & Vacances remains the tenant and has signed a new 12-year fixed-term lease agreement that includes a variable rent component.
Alfred Hôtels and Braxton IM acquire Hôtel La Frégate in France from the Hourquebie family
French owner-operator Alfred Hôtels, together with French investment manager Braxton IM, has acquired the three-star, 29-room Hôtel La Frégate in Lège-Cap-Ferret, France, from the Hourquebie family, for an amount reported to be around €8 million (€275,900 per room). The property is situated on a peninsula in southwest France, some 70 kms to the west of Bordeaux. The hotel includes a breakfast restaurant, two meeting rooms and a swimming pool. Alfred Hôtels and Braxton IM plan to undertake a comprehensive refurbishment of the property, investing a further €2.3 million (around €79,300 per room). The project will deliver some additional guest rooms, fully redesigned accommodations, and modernised public areas. Upon completion, the hotel will join Alfred’s new four-star brand and is scheduled to reopen in Q2 2027.
Holding Financière Hadhoum acquires Park Wilson in France from Acer Finance
French hotel investment company Holding Financière Hadhoum, as the current tenant and operator of the three-star, 122-room Park Wilson Airport aparthotel in Colomiers, France, has acquired the property from French investment management company Acer Finance, on behalf of a managed fund. Colomiers is one of the largest suburbs of the city of Toulouse, and the subject property is located around 7 kms south of Toulouse-Blagnac Airport. The aparthotel includes a breakfast restaurant, a small meeting room and a fitness room.
Baltic Seaside Properties acquires Atlantic Grand Hotel Travemünde in Germany from Gustav Zech Foundation
Baltic Seaside Properties, a Hamburg-based developer and operator of vacation properties, has acquired the five-star, 73-room Atlantic Grand Hotel Travemünde in Lübeck, Germany, from the Liechtenstein-based family investment and holding foundation Gustav Zech Foundation. The property is situated on the beachfront of the Baltic Sea about a one-hour drive northeast of Hamburg. The hotel includes a restaurant, bar, 10 apartments and four event rooms. Baltic Seaside Properties plans to carry out major renovations to the property over the next three years.
Soravia sell Numa Munich St Paul in Germany
Austrian real estate developer Soravia has sold the 50-room Numa Munich St Paul in Germany. The property is located between Munich’s central train station and the Theresienwiese, where the annual Oktoberfest is held. Built in 1905 and formerly operated as a three-star hotel, the property was extensively renovated by Soravia and converted into a serviced apartment scheme. The building is leased on a long-term basis to German operator Numa Group.
Pulsim acquires Le Souleil’Or hotel in Les Deux Alpes, France
Pulsim, the family office of French real estate investor Xavier Alvarez Roman, has acquired the three-star, 46-room Le Souleil’Or hotel in Les Deux Alpes, a ski resort in Isère some 68 kms southeast of Grenoble, France. The property was badly damaged by a major fire in December 2022. Pulsim has secured a building permit for a new luxury hotel residence with around 30 units. The project also includes 200 sqm of seasonal staff housing, a wellness area with spa and swimming pool, and 44 parking spaces.
